When should I start looking for accommodation?

Our student list is released around the middle of October for the following July’s availability; therefore October and November is the ideal time to start looking for student properties. Generally we do have properties being added throughout the year but this is not always guaranteed.

 

What will I have to pay and when?

If you find a property you wish to let through Tenant Link, you will be required to pay a holding fee of one week’s rent. Once we have received the holding fee payment, we will remove the property from the market and start the vetting process on each tenant. The property will then be held for 15 days which is when the remainder of the full deposit balance is due. You will be provided referencing forms for you and your guarantor to complete online within 24 hours so that we can complete the required references on all parties within the 15 day timeframe. All students will require a guarantor (someone residing in the UK, is a UK homeowner and is in full time employment). The guarantor must earn 35 x the individual tenants rent. If you do not have a guarantor you will be expected to pay six months rent in advance to be held on the back end of the contract.

If your guarantor is self employed or retired, we may be required to complete additional affordability checks and therefore it is best to check with us before proceeding with any tenancy of our requirements.

 

what are my responsibilities as a tenant?

As a tenant, first and foremost, you will be expected to pay your rent on time. You will also be expected to conduct yourself in an appropriate manner throughout the tenancy and to adhere to the terms and conditions detailed within your tenancy agreement. You will be required to pay all the utility bills at the property plus the TV licence, Internet and telephone.


Who do I turn to if I have a problem?

At Tenant Link we offer different services to Landlords. Some properties we manage and for these properties if there were any issues or maintenance requirements we would deal with them directly with you. For our let only serviced properties these issues and problems would be dealt with directly with the landlord. We will be able to confirm for you which service your property comes under at the time of confirming the tenancy.
